Buildings insurance
Buildings insurance is important for your property because it covers the cost of damage caused by disasters such as fire or flood. Your mortgage company will expect you to have buildings insurance that covers the re-build value of your property so check what this figure is before buying cover. If you own the property on a leasehold basis, it's worth checking whether the buildings insurance is covered by the lease owner or management company.
Contents insurance
If you let your property along with any furniture or fittings, you should consider including contents insurance in your policy. This will cover you for damage or destruction to your own possessions within the property. It doesn't cover the possessions of your tentants, so you should advise them to get their own insurance if they want cover.
Loss of rent
If your property cannot be lived in or if access is denied because of insured damage to the property, loss of rent cover will help you to cover the rent you cannot receive from tenants. The cover includes either a percentage cost of the lost rent or the cost of alternative accommodation.
Acts of Terrorism cover
This covers the cost if your property is damaged due to terrorist activity (Official definition of terrorist activity for insurance purposes: Act of persons acting on behalf of or in connection with any organisation which carries out activities directed towards the overthrowing or influencing by force or violence of Her Majesty's Government in the United Kingdom or any other government de jure or de facto.)
Legal expenses / tenant default
Legal Expenses insurance provides cover for legal costs arising from a variety of incidents in connection with your business. These may include property protection, repossession, tenant default, legal defence, contract disputes, debt recovery, tax protection, employment disputes and compensation awards, and bodily injury.
The maximum cover is £50,000 in respect of any or all claims arising out of one of these causes.
