The housing market slowdown and tighter consumer credit presents opportunities for savvy buy-to-let investors, one expert has said.
Writing in the Eastern Daily Express, David Walker, of property consultancy Bidwells, said that current market conditions are "nearly ideal" for investors with good credit ratings who are not burdened with apartments they cannot sell or let out.
Realistic prices, a growing supply of tenants and favourable mortgage rates are some of the reasons why investors should not be deterred from making long-term gains, he said.
"Investors today are exploiting the opportunities provided by their troubled colleagues, many of whom are amateurs who downplayed risk," Mr Walker stated.
"These more sophisticated investors - to borrow a stock market adage - are buying cheap and looking forward to selling dear."
According to the Association of Residential Letting Agents, nine out of ten landlords have no intention of selling this year, while four in ten plan on adding properties to their portfolio.
